What they don't mention is that 30,888 homes were listed for sale in the month of July 2008 in Charlotte. Almost 31,000 houses for sale is a lot, not like some cities that number is sizable. According to a local realtor associations the number of houses withdrawn from the market was around 7%, so almost 3,000 sellers decided to take their home off the market in Charlotte-Mecklenburg County.

The more shocking fact was that around 3-4% of the listing expired, which means about 1,200 homes. The two combines equals around 10-11% of the houses on the market as of July 2008 were pull of the market. With those numbers you would think that the other 90% were really moving, or at least 60-70% would have a sold sign. That would be some great news, but only around 3,100 homes sold out of 30,888.

Everyone wants to sell their home the traditional way by going with a real estate agent and there is a one out of ten chances their home will sale on the market. Remember, the numbers presented only represent only the number of houses that sold on the market versus what was taken off the market.

Once you play with the numbers, you can safely say that 10% of the houses sold and 10% were taken off the market, according to a local website. The remaining 80% are waiting for their homes to sell in Charlotte, NC. Also, the number of new homes entering the market every month is around 5,000 or 16.1%. The fact the homeowners owners are still looking for a reason to sell their home through a real estate agent than for sale by owner is still a puzzle.

If only 10% of the homes are selling and 10% are taken off the market, then you still have 90% inventory. Then you figure in the 16.1% homes that are entering the market. The way it seems is that the number of houses on the market are increasing by 6% even after the 10% amount of homes have sold. Homeowners now have a whole lot more competition to sale their home.

What you should take from this article is that in Charlotte, NC homes are selling but not enough to make a real difference in reducing the number of houses on the market.
